6. Real estate and fair housing notice

Confirm attendance boundaries directly with the relevant school district and confirm safety information with the relevant public agency.

8. Permitted use and license

Subject to these Terms, we grant you a limited, revocable, non-exclusive, non-transferable, non-sublicensable license to access and view the Site for personal, non-commercial use. You agree not to:

10. No user accounts, submissions, or unsolicited ideas

13. Limitation of liability

To the maximum extent permitted by applicable law, in no event will we, our owners, operators, contributors, editors, licensors, agents, or service providers be liable for any indirect, incidental, special, consequential, exemplary, punitive, or enhanced damages, or for any lost profits, lost revenue, lost data, lost opportunity, diminution in value, business interruption, property damage, personal injury, or reputational harm, arising out of or relating to the Site, its content, any error or omission, any third party referenced here, or your use of or inability to use the Site — whether based in contract, tort, negligence, strict liability, warranty, statute, or otherwise, and whether or not we were advised of the possibility of such damages. 15. Assumption of risk and release

To the extent permitted by law, you release us from all claims arising from those activities and waive any statutory provision limiting a release to claims known at the time of the release.

16. Governing law, venue, and dispute resolution

These Terms are governed by the laws of the State of North Carolina, without regard to conflict-of-laws principles. Before filing any claim, you agree to attempt informal resolution in writing for at least sixty (60) days. Any dispute not resolved informally will be settled by final and binding individual arbitration administered under the rules of a recognized U.S. arbitration provider, seated in Union County or Mecklenburg County, North Carolina, in the English language. You and we each waive any right to a jury trial and to participate in a class, collective, consolidated, or representative action. If the arbitration provision is held unenforceable, exclusive jurisdiction and venue lie in the state or federal courts located in Union County or Mecklenburg County, North Carolina. Claims must be brought within one (1) year after the claim arises or be permanently barred. Nothing here prevents either party from seeking injunctive relief for intellectual-property misuse.

17. Severability, waiver, assignment, and entire agreement

If any provision is found unenforceable, it will be limited or severed to the minimum extent necessary and the remainder will remain in full force. Our failure to enforce any provision is not a waiver. You may not assign these Terms; we may assign them freely. Section headings are for convenience only. These Terms, together with our Privacy Policy, Cookie Policy, and Disclaimer, constitute the entire agreement between you and us regarding the Site and supersede all prior understandings.

18. Changes to these Terms

We may revise these Terms at any time by posting an updated version with a new "Updated" date. Material changes take effect upon posting. Your continued use of the Site constitutes acceptance.
