The best Waxhaw-area neighborhoods with real acreage
Seven communities where the lot, not the house, is the reason people buy — ordered by usable acreage and privacy.
Waxhaw's acreage stock is the corridor's scarcest asset. Union County's larger parcels were former pasture and timber, and most of what remains inside a subdivision boundary was platted before the 2010s build-out.
This ranking weights usable land over recorded acreage. A five-acre parcel that is two acres of floodplain and three of grade is not the same as three flat, fenceable acres, and buyers routinely conflate the two.
Well, septic and pasture management change the ownership math here, and each entry names what that costs in practice.
How we ranked them
- ✦Usable, buildable acreage rather than recorded lot size
- ✦Privacy buffers and separation between homes
- ✦Fencing, pasture and outbuilding allowances under the covenants
- ✦Well and septic versus county water and sewer
- ✦Insulation from future subdivision on adjacent land
- 01
Skyecroft
Weddington
One to five-plus acre homesites on rolling former pasture with the corridor's most coherent estate architecture — the benchmark for acreage inside a gate.
Worth knowing: Several homesites carry real grade, which raises landscaping and drainage cost.

Aero Plantation
Weddington
Large parcels wrapped around a private paved runway and lakes — the corridor's most unusual land offering.
Worth knowing: You are paying for aviation infrastructure whether or not you fly.
Full Aero Plantation profile - 03
Chatelaine
Marvin
Heavily wooded acreage with the deepest privacy buffers in Marvin and almost no through traffic.
Worth knowing: Turnover is minimal; buyers usually wait for inventory.
Full Chatelaine profile - 04
Providence Downs South
Waxhaw
Estate lots that hold genuine separation between homes while keeping a clubhouse and pool package.
Worth knowing: Providence Road frontage parcels trade privacy for access.
Full Providence Downs South profile - 05
Providence Downs
Weddington
The original Providence Road estate community, where mature canopy does what new plantings cannot for two decades.
Worth knowing: Older build vintage; expect systems updating.
Full Providence Downs profile - 06
Rone Creek
Waxhaw
Larger homesites west of town with a quieter road network and lower density than the amenity communities east.
Worth knowing: Amenities are minimal — this is land, not lifestyle infrastructure.
Full Rone Creek profile - 07
Forest Creek
Waxhaw
Wooded parcels with an easy reach to downtown Waxhaw and Cuthbertson schools.
Worth knowing: Tree cover is an asset and a maintenance liability in ice-storm season.

Questions
Frequently asked.
- Can you buy a house on acreage in Waxhaw NC?
- Yes. Skyecroft, Providence Downs South, Aero Plantation and several west-of-town communities carry one-acre-plus homesites, and unplatted acreage still trades west toward the Lancaster County line.
- Are Waxhaw acreage homes on well and septic?
- Frequently. County water and sewer covers much of the eastern corridor, but acreage west and south of town is often on well and septic — confirm by parcel rather than by community.
- Can you keep horses on Waxhaw acreage?
- In some communities and on much unplatted land, yes; in others the covenants prohibit livestock entirely. Never assume equestrian use from lot size alone.
- Which Waxhaw neighborhood has the biggest lots?
- Skyecroft and Aero Plantation carry the largest platted homesites inside a community boundary, with parcels running to five acres and beyond.
