ZIP code guides

A ZIP code is a postal convenience, not a planning boundary. These guides explain what each delivery area actually covers — and where the lines diverge from towns, taxes, and school catchments.

Six ZIP codes account for nearly every address a buyer will consider in the greater Waxhaw corridor.

The confusion they cause is predictable. 28104 carries a Matthews mailing city but lies mostly in Union County and contains both Weddington and Marvin. 28173 stretches far beyond Waxhaw town limits into Mineral Springs and unincorporated county land. 28105 shares the Matthews name with 28104 but sits in Mecklenburg County under an entirely different school district.

Each guide below covers what the delivery area includes, median pricing, school assignment realities, commute distances, and the practical service differences — water, sewer, trash, taxes — that a ZIP code alone will never tell you.

Union County, North Carolina

28173

Waxhaw

The corridor's flagship ZIP: historic downtown Waxhaw plus the densest cluster of gated estate communities in the Charlotte metro.

Median
≈ $1.05M median sale price
Population
≈ 38,000 in the delivery area

Union County, North Carolina

28104

Matthews (Weddington & Marvin)

A Matthews mailing address that actually contains Weddington and Marvin — the corridor's highest-income towns and the Marvin Ridge catchment.

Median
≈ $1.15M median sale price
Population
≈ 43,000 in the delivery area

Union County, North Carolina

28079

Indian Trail

Union County's volume market — newer construction at the corridor's most accessible price points, twenty minutes from everything.

Median
≈ $455K median sale price
Population
≈ 42,000 in the delivery area

Union County, North Carolina

28110

Monroe

The county seat: historic districts, the region's hospital and airport, and the corridor's deepest inventory under $400K.

Median
≈ $340K median sale price
Population
≈ 56,000 in the delivery area

Mecklenburg County, North Carolina

28105

Matthews

Mecklenburg County's version of a small town: a genuinely walkable downtown, CMS schools, and the corridor's shortest drive to uptown.

Median
≈ $535K median sale price
Population
≈ 45,000 in the delivery area

Lancaster County, South Carolina

29707

Indian Land / Fort Mill, SC

The South Carolina side of the corridor: lower property taxes, newer inventory, and a ten-minute drive to Ballantyne.

Median
≈ $525K median sale price
Population
≈ 40,000 in the delivery area

Why a ZIP code is not an address answer

ZIP codes are drawn by the U.S. Postal Service around delivery routes. Town limits, county lines, school attendance zones, fire districts and water and sewer service areas are drawn by different agencies, at different times, for different purposes. In a fast-growing corridor they rarely line up.

That is why two homes with the same ZIP code can pay different municipal tax rates, attend different high schools and receive trash service from different providers. The ZIP guides flag where those splits happen; the parcel record settles them.

How to check a specific property

  1. Look up the parcel in the county GIS or tax record to confirm the jurisdiction (town or unincorporated county) and the assessed value.
  2. Confirm school assignment for the exact address with the district — see the school district guides.
  3. Apply the county rate plus any municipal rate to estimate property tax; the cost of living guide walks through the math.
  4. Check whether the home is on public water and sewer or on a well and septic system, which matters especially across 28173 and rural 28110.
  5. Read the recorded HOA covenants if the property is in a subdivision.
