Buyer's guide

Buying a luxury home in the Waxhaw corridor

A diligence-first guide to purchasing above $1M in Waxhaw, Marvin and Weddington — how to compare, what to verify, and where estate purchases go wrong locally.

What makes buying at the top of this market different?

Three things: comparables are thin, so pricing and appraisal both get harder; the recorded covenants and architectural guidelines constrain what you can do with the property after closing; and the land itself — septic capacity, drainage, easements, tree save — decides more of the outcome than the finish package does. Everything below follows from those three.

Segment before you compare

Waxhaw's 28173 ZIP covers far more than the Town of Waxhaw's corporate limits, and the housing inside it belongs to several unrelated markets. A gated custom home on three acres, a five-year-old production home in an amenity subdivision, and a restored cottage two blocks from the rail line are all "Waxhaw" and share no pricing logic.

The nine-step luxury purchase sequence

Order of operations
1 — Define the segmentCommunity, lot size band, construction era, custom versus builder product, sewer versus septic. Everything downstream compares within that set.
2 — Arrange financing earlyJumbo underwriting, asset documentation, and — if you intend to build — construction-to-permanent mechanics with draw schedules and interest reserve.
3 — Confirm jurisdictionTown limits versus unincorporated Union County. This drives town property tax, permitting authority and ordinance.
4 — Offer with a real diligence windowThe North Carolina Offer to Purchase and Contract sets a negotiated due diligence period with a due diligence fee and earnest money.
5 — Run the specialist inspectionsGeneral, structural, sewer scope or septic, stucco moisture, pool, well and water, systems and low-voltage.
6 — Read the recorded documentsDeclaration, bylaws, architectural guidelines, budget and reserves, minutes, litigation and assessment history.
7 — Survey, title and appraisalBoundary survey, easements and encroachments, title commitment, and the lender appraisal or review appraisal.
8 — Verify schools and utilitiesConfirm Union County Public Schools assignment for the parcel, plus water, sewer, gas, internet and trash service at the address.
9 — Decide before the deadlineThe diligence deadline, not closing, is the decision point. After it passes, your position changes materially.

Financing and appraisal

Jumbo underwriting

Above conforming limits, underwriting looks harder at reserves, asset documentation and income stability, and timelines run longer. Get the lender's document list before you are under contract, not after.

Appraisal risk on thin comps

In a community closing five or six homes a year, an appraiser may have to reach into a different community or a different lot size to find support. Custom specification premiums — millwork, steel windows, a guest house — are the hardest dollars to defend. Ask early what happens if value comes in low: additional cash, a re-negotiation, or termination inside the diligence period.

If you are building instead

A construction-to-permanent loan carries draw schedules, inspection-based disbursement, an interest reserve and a completion deadline. The builder's contract, not the standard resale form, governs allowances, change orders and warranty — have it reviewed independently. See our custom homes guide.

Covenants, architectural review and assessments

Read the recorded declaration, the bylaws, the current architectural guidelines, the annual budget and reserve position, the last year of minutes, the assessment schedule and any special assessment or litigation history. Then map your intentions against them: a pool, a sport court, a fence line, a generator, a detached garage, solar, tree removal, a short-term rental, or a home office with client visits can each be restricted.

Our HOA communities guide covers dues structures and review practice across the corridor.

Land diligence — where estate purchases actually fail

  • Permitted septic capacity and repair area versus the bedroom count and additions you intend.
  • Well location, yield and water quality on rural parcels; distance to any adjacent septic field.
  • Floodplain, stream buffers, wetlands and drainage patterns after heavy Piedmont rain.
  • Recorded easements — utility, access, drainage — and whether a driveway or outbuilding sits on one.
  • Boundary survey against fence lines, retaining walls and neighbours' improvements.
  • Permit history for prior additions, pools, barns and finished basements; unpermitted work becomes yours.
  • Zoning and subdivision potential if you intend to split or add a secondary dwelling.

Frequently asked

What counts as a luxury home in Waxhaw NC?
Functionally, the upper tier of this corridor starts where a house stops being builder product: one-off custom construction, gated-community lots of an acre or more, and estate parcels. In practice that is roughly $1.2M and up in Waxhaw, Marvin and Weddington, though a smaller custom home on acreage can sit below that while a large production home sits above it.
Why do town-wide medians mislead luxury buyers here?
Because the same ZIP code contains 1920s downtown cottages, amenity subdivisions, gated custom communities and multi-acre farms. A median blends four different markets. Compare closed sales inside one community, one lot-size band and one construction era instead.
What is the biggest appraisal risk on a $2M-plus purchase?
Thin comparables. When a community closes only a handful of sales a year, an appraiser may reach outside it, and a custom home's specification premium is hard to support with data. Lenders often require a second appraisal or a review on jumbo loans, and a low value finding can force a re-negotiation or additional cash.
How does architectural review affect a luxury purchase?
In most gated Waxhaw communities the recorded declaration and architectural guidelines control elevations, materials, fences, pools, outbuildings, generators, landscape lighting, tree removal and screened enclosures. If your plan for the property requires any of those, read the guidelines and recent committee decisions before your due diligence period expires.
Do estate homes here run on septic?
Many do. Union County provides water and sewer across much of the corridor, but larger and more rural parcels frequently operate on private septic and sometimes a well. The permitted septic capacity governs bedroom count, addition potential and where a pool or outbuilding can be sited — pull the permit and the repair-area diagram from Union County.
Should I buy an existing custom home or build?
Building gives you specification control and no compromise on layout, at the cost of roughly twelve to eighteen months, a builder's contract instead of the standard resale form, and construction-loan mechanics. Buying finished trades that control for speed, a known cost and mature landscaping — which in this market is a real premium.
What extra inspections make sense above $1M?
Beyond the general inspection: sewer scope or septic evaluation, structural review on long spans and complex roofs, stucco or EIFS moisture probing where present, pool and equipment, well and water quality, irrigation, generator and low-voltage systems, and a survey to confirm encroachments, easements and setback compliance.
How long should the due diligence period be?
Longer than a typical resale. Specialist inspectors, a jumbo appraisal, survey turnaround and HOA document production all take time, and estate properties compound each of them. Negotiate the period against the actual list of items you intend to complete, not a standard number of days.
