The estate tier in this corridor is a handful of transactions, not a stream. Longview, Skyecroft, Providence Downs South, The Falls at Weddington and the scattered acreage estates off Waxhaw–Marvin Road make up most of it. Because the pool is small, buyers in it tend to know the inventory history — including which homes have been listed twice, and at what price.

New custom work, meanwhile, competes on specification and timeline rather than price per square foot.
